Brisbane 2032 Accommodation: What's Actually Being Built

That leaves one question worth answering six years out: will the rooms exist at all? On the current evidence, not enough of them. The Queensland Government target is about 14,700 new rooms by 2032. A Property Council of Australia report produced by CBRE and released in May 2026 found the development pipeline is on track to deliver 24% of that. In the twelve months to that report, exactly one new hotel opened across Brisbane, the Gold Coast and the Sunshine Coast combined. This page tracks what is actually being built, what has stalled and why, and what you can usefully do in the meantime — which is not very much, and we would rather say so than sell you a booking that does not exist.

Can you book Brisbane 2032 accommodation yet?

No, and this is the part most Brisbane 2032 accommodation pages skate over. Hotels and the major booking platforms open inventory roughly 12 to 18 months in advance. On that standard window, Games dates in July and August 2032 will not become bookable until somewhere around 2031. Nothing you see priced today is a 2032 room.

That matters commercially. A comparison tool pointed at Games dates cannot be comparing Games rooms, because none are loaded. What it can show you is what a Brisbane room costs this week, which tells you very little about what one will cost during the largest event the city has ever hosted.

How many rooms does Brisbane actually need?

The working target is about 14,700 new rooms by 2032. Southeast Queensland currently has roughly 46,000 hotel rooms in total, which is less than half of what Paris or Los Angeles had going into their Games.

What's actually being built?

Less than almost anyone assumes. Across Brisbane, the Gold Coast and the Sunshine Coast — three major markets — a single new hotel opened in the twelve months to May 2026: the Mondrian at Burleigh Heads.

This is the number to hold on to. Announcements about hotel booms are common; completions are not. We will add confirmed openings to this page as they actually happen, rather than when they are announced.

Why has supply stalled?

Not demand. Occupancy is at record levels and room rates are climbing. The blockage is feasibility: CBRE reports construction costs for three-to-five-star hotels have risen close to 40% since 2019, with a further 18% expected across 2026 and 2027. Hotels are capital-intensive and, unlike apartments, rarely pre-sold or pre-leased, so a developer absorbs all of that before earning a cent.

The Property Council's framing is that this is structural, not cyclical — not a dip that corrects itself, but a gap that widens every month the sums do not work.

What is being done about it?

The most concrete move so far is local, not state. Brisbane City Council's Suburban Pub Stays Strategy, announced in December 2025 and being fast-tracked through a Temporary Local Planning Instrument in September 2026, makes it easier for existing suburban pubs to add accommodation.

The Property Council wants more: abolition of foreign land and ownership taxes, lower council infrastructure charges, direct subsidies for hotel capital investment, and fast-tracked planning approvals.

Will the suburban pub plan actually close the gap?

No. It helps, and it is real policy rather than an announcement, but 1,600 rooms against a target of 14,700 is roughly 11%. Worth doing, nowhere near sufficient on its own.

Where will visitors actually stay?

If supply lands anywhere near current projections, a large share of 2032 visitors will not stay in inner Brisbane. The realistic overflow is apartments and short-stay rentals, suburban pub accommodation, and the Gold Coast and Sunshine Coast, both connected to Brisbane by train.

Cruise ships have been floated as a fix — the Queensland Tourism Industry Council and the Australian Cruise Association proposed moored ships as hotels in August 2026. We looked at whether that works: Brisbane's cruise terminal handles one ship at a time, and at previous Games those berths went to officials rather than spectators. Read it as a measure of how tight things are, not as a plan you can book.

Will prices rise?

During the Games window, almost certainly — record occupancy against a pipeline running at a quarter of target points one way. The less obvious finding is what happens afterwards. CBRE analysed six Olympic host cities since 1996 and found median room-night growth of 8.4% in the second year after the Games and 7.5% in the third, both materially above the event year itself.

In other words the squeeze is not a fortnight. It is the decade Brisbane is currently under-building for.

What should you do now?

Honestly: very little, and nothing that costs money.

There is no booking to make, no deposit worth placing and no package worth paying for six years out. What is worth doing is knowing which areas sit near which venues before everyone else does, understanding how the booking timeline works, and arranging to be told the moment 2032 inventory actually opens — because on these supply numbers, well-located rooms will not last long once it does.

What changed in 2026

Two things. The Property Council and CBRE published updated numbers in May confirming the pipeline is tracking at 24% of target — and, more damningly, that a single hotel opened across three major markets in a year. And in September, Brisbane City Council moved its suburban pub plan from consultation into a Temporary Local Planning Instrument, the first concrete regulatory change aimed at the gap.

Unchanged: no Games-period inventory is bookable, and no state-level fix for hotel feasibility has been announced.
