How bad is the shortage, really?
It's significant. Research from the Property Council of Australia and CBRE has the room pipeline delivering roughly a quarter of the around 14,700 new rooms the Queensland Government wants in place by 2032, and some operators warn the broader shortfall across Southeast Queensland could reach 30,000 rooms. In the past year, barely one new hotel opened across Brisbane, the Gold Coast and the Sunshine Coast despite record occupancy. The short version: demand is climbing and supply isn't keeping pace.
So when should you book?
Sooner than feels necessary. You don't need to commit money you can't get back. The trick is to book flexible, free-cancellation rates as early as they're available. That locks in a place near the action, and if a better-located or cheaper option opens up later, you re-book and cancel the old one. Waiting for "official" packages is the riskier play when the rooms themselves are the bottleneck.

Where to stay if the inner city fills up
If central hotels are gone or pricey, you've got real alternatives. Apartments and short-stay rentals add capacity and suit families. Brisbane is also encouraging suburban pubs to add rooms, and redeveloping just 20 pubs could add more than 1,600. And the Gold Coast and Sunshine Coast, both connected to Brisbane by train, will absorb plenty of visitors; staying a little out and commuting in is a perfectly good play if you don't mind the travel.
What about prices?
Plan for them to rise. Brisbane is already seeing record occupancy and climbing room rates, and tight supply against Games-level demand pushes prices up during the event window. That's another argument for booking flexible rates early: you fix tonight's price before the surge, and keep the option to change your mind.
